Types

Level 3 (Building Survey)

A Level 3 Survey is for clients who are seeking a professional opinion based on a detailed assessment of the property.

A Level 3 report is suitable for all types of residential properties, providing a full and detailed report of their construction and condition. It is of particular importance when considering the purchase of older or historic properties, architecturally individual properties or those needing extensive repairs/refurbishment. A Level 3 Survey requires a greater depth of investigation than a Level 2 Survey and sets out to confirm and assess the construction methods and materials used while advising on current and future defects which may affect the property. 

The report can be tailored to the client's needs and is designed to provide a full assessment of defects and advice as to whether further tests and estimates should be obtained before purchase. Although the report provides extensive technical information, it is presented in an understandable style without the use of confusing terminology.

Level 2

The RICS Level 2 Survey is for clients seeking a professional opinion at an economical price. It is, therefore, less comprehensive than a level 3 service. The RICS Level 2 Survey is best suited for conventional houses, bungalows, and flats built from common materials and in a fair state of repair.  The focus is on assessing the general condition of the main elements of a property and identifying any significant defects that could affect the structure of the property and an onward sale. The report will provide detail on the general condition of the property along with advice on repairs and routine maintenance. 

Specialist Defect Survey

A Specialist Defect Survey inspects a specific issue with the building’s structure; this could include 

  • Timber decay / wet and dry rot 

  • Damp

  • Roofing defects

  • Poor construction

  • Subsidence

The report will determine whether there is a problem with the building's fabric and provide advice on how to repair it. Beyond producing the report, R S Jones Chartered Building Surveyors can prepare a detailed Specification of Works for contractors and provide project management services to ensure the defect is resolved correctly.
